Sundara Homes LLC ("Sundara," "we," "us," or "our") respects the privacy of every visitor to sundarahomes.com (the "Website"). This Privacy Policy explains what personal information we collect, how we use it, who we share it with, and what choices you have regarding your information. By using the Website or submitting any form on the Website, you agree to the practices described below. Sundara is a newly formed Texas residential builder, headquartered in Houston, with a pipeline of more than 2,400 single-family and multifamily homes in active development across six Texas communities. We collect personal information in order to respond to your inquiries, manage pre-leasing and reservation lists, schedule community tours, process commercial-partner inquiries, and otherwise operate our business. We do not sell your personal information.

2. Information We Collect

Information You Provide Directly When you submit a form on the Website — including the General Inquiry form, the Schedule a Tour form, the Pre-Lease (Phase 1) form, the Reserve a Home form, the Pre-Launch List form, the Commercial Inquiry form, the Buyer-Agent Partners form, or the Newsletter Signup — we collect the information you provide. This typically includes:
• Your full name
• Phone number
• Email address
• Community of interest (Sundara Bluebonnet, Magnolia, Larkspur, Paintbrush, Sunflower, or Camellia)
• Type of inquiry (rental, purchase, senior independent living, commercial, partnership)
• Anticipated timeline and budget range, if you choose to provide them
• Any free-text message or comment you submit through a form
• Whether you are working with a buyer's real estate agent and that agent's contact information, if applicable Information Collected Automatically
When you visit the Website, we automatically collect certain technical information including your IP address, browser type and version, operating system, referring website, pages viewed, time spent on each page, and the date and time of your visit. We use cookies and similar tracking technologies for these purposes; see Section 6 below.
Information from Third Parties
We may receive limited information from third-party sources including advertising platforms (such as Google Ads and Facebook Ads), real estate listing aggregators, and the cooperating real estate brokers registered through our Buyer-Agent Partners program. We use this information to verify lead authenticity, match inquiries to appropriate communities, and protect the Website from fraud.

3. How We Use Your Information

We use the personal information we collect for the following purposes:
• To respond to your inquiry. A Sundara advisor will contact you within one business day with information matching your stated interest.
• To manage waitlists and reservation lists. If you join the pre-lease list for Sundara Bluebonnet Phase 1, the reservation list for Phase 2 or Phase 3, or the pre-launch list for an upcoming community, we use your information to update you as those communities approach delivery and to honor priority access.
• To schedule tours. We use your contact information to confirm tour appointments at the Sundara Bluebonnet welcome center.
• To send you marketing communications. If you opt in to our newsletter or any community-specific update list, we will send you periodic emails with new community announcements, market updates, and event invitations. You can unsubscribe at any time through the link in every email.
• To comply with Texas Real Estate Commission requirements. Where you engage with us in a brokerage relationship, we collect and retain information as required by TREC, including the TREC Information About Brokerage Services (IABS) acknowledgment and any required brokerage representation disclosures.
• To improve the Website and our marketing. We analyze aggregated visitor data to understand which pages, communities, and floor plans receive the most interest, and to optimize our marketing spend.
• To protect our rights and prevent fraud. We use information to detect and prevent fraudulent inquiries, automated bot submissions, and other misuse of the Website.

5. Your Rights and Choices

All Visitors
You can opt out of marketing emails at any time by clicking the unsubscribe link at the bottom of any marketing email we send. You can request that we update or correct your information by writing to privacy@sundarahomes.com. You can request that we delete your information by writing to the same address; we will honor deletion requests except where retention is required by Texas Real Estate Commission rules, federal or Texas tax law, or other applicable legal obligations.

Texas Residents (TDPSA Rights)
Under the Texas Data Privacy and Security Act, Texas residents have the right to: (i) confirm whether we are processing your personal information and access that information; (ii) correct inaccurate personal information; (iii) request deletion of your personal information; (iv) obtain a portable copy of your personal information; and (v) opt out of the processing of personal information for purposes of targeted advertising, sale, or profiling. To exercise any of these rights, contact privacy@sundarahomes.com./ We will respond within 45 days as required by Texas law.

California Residents (CCPA / CPRA Rights) California residents have additional rights under the California Consumer Privacy Act and California Privacy Rights Act, including the right to know what personal information we have collected, the right to delete that information, the right to correct inaccurate information, and the right to opt out of the sale or sharing of personal information. 6. Cookies and Tracking Technologies

The Website uses cookies and similar tracking technologies to remember your preferences, improve site performance, and measure the effectiveness of our marketing. The categories of cookies we use are:

• Strictly necessary cookies. Required for basic site function, such as remembering form input as you complete a multi-step form. These cannot be disabled.
• Analytics cookies. We use Google Analytics (or comparable services) to understand how visitors use the Website. These cookies collect aggregated, non-identifying data.
• Marketing cookies. We use marketing pixels (such as the Facebook Pixel and Google Ads conversion tag) to measure the performance of our digital advertising and to deliver more relevant ads to you.

You can disable cookies through your browser settings. Disabling cookies may affect the functionality of the Website. The Website does not currently respond to Do Not Track browser signals.

7. Children's Privacy

The Website is intended for adults considering residential rental, purchase, partnership, or investment opportunities with Sundara Homes. We do not knowingly collect personal information from children under the age of 13, and we do not market to children. If you believe we have collected information from a child under 13, please contact us at privacy@sundarahomes.com and we will delete the information.

8. Data Security

We use commercially reasonable physical, administrative, and technical safeguards to protect your personal information, including encryption of data in transit (TLS/SSL on every page that collects information), access controls limiting employee access to personal information on a need-to-know basis, and regular review of our security practices. No method of transmission over the internet or electronic storage is completely secure, however, and we cannot guarantee absolute security.

9. How Long We Keep Your Information

We retain your personal information only as long as necessary for the purposes described in this Policy. For active prospects, we typically retain inquiry records for up to 36 months from last contact. For completed transactions (purchases or leases), we retain transaction records as required by Texas Real Estate Commission rules and applicable tax law — typically a minimum of four years from closing. After the applicable retention period, we delete or anonymize personal information.

10. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or applicable law. We will post the updated Policy on the Website with a revised Effective Date. Your continued use of the Website after we post a revised Policy means you accept the changes.
