Sundara Homes LLC (“Sundara,” “we,” “us,” or “our”) maintains this Privacy Policy for sundarahomes.com (the “Website”). It explains what personal data we gather, how we use it, who receives it, and the choices you have regarding your information. By accessing the Website or completing any form on it, you consent to the practices described here. Sundara is a newly established Texas home builder headquartered in Houston, with over 2,400 homes planned across six communities. We collect personal data to respond to inquiries, manage pre-leasing and reservation lists, arrange tours, handle partnership requests, and conduct our business operations. We do not sell your personal information.

2. Information We Collect

Information You Provide Directly. When you submit a Website form — General Inquiry, Schedule a Tour, Pre-Lease, Reserve a Home, Pre-Launch List, Commercial Inquiry, Buyer-Agent Partners, or Newsletter Signup — you typically provide your full name, phone number, email address, community of interest, inquiry type, anticipated timeline, budget range, any message you write, and your buyer’s agent details if applicable.

Information Collected Automatically. The Website automatically gathers technical information including your IP address, browser and operating system details, referring websites, pages visited, time spent per page, and visit dates/times. Cookies and similar tracking technologies facilitate this collection.

Information from Third Parties. We receive limited information from advertising platforms (Google Ads, Facebook Ads), real estate listing aggregators, and cooperating real estate brokers through our Buyer-Agent Partners program. This information is used to verify lead authenticity, match inquiries appropriately, and prevent fraud.

4. Your Rights and Choices

All Visitors. You may unsubscribe from marketing emails using the link in any message, or request that we update or correct your information by contacting privacy@sundarahomes.com. We honor deletion requests except where retention is required by Texas Real Estate Commission rules, federal or Texas tax law, or other applicable legal obligations.

Texas Residents (TDPSA Rights). Under the Texas Data Privacy and Security Act, Texas residents may confirm whether we are processing their personal data, access that data, correct inaccuracies, request deletion, obtain a portable copy, and opt out of targeted advertising and profiling. We respond to verified requests within 45 days.

California Residents (CCPA / CPRA Rights). California residents have additional rights, including the right to know what personal information we collect, to delete that information, to correct inaccuracies, and to opt out of sales. Sundara does not sell personal information.

5. Cookies and Tracking Technologies

The Website uses cookies in four categories: strictly necessary cookies for basic functionality, analytics cookies (Google Analytics) for understanding visitor behavior, marketing cookies (Facebook Pixel and Google Ads) for advertising effectiveness, and preference cookies that remember your selections. You may disable cookies through your browser settings, though this may affect how the Website functions. The Website does not currently respond to Do Not Track browser signals.

6. Children’s Privacy

The Website is directed at adults considering a residential rental, purchase, partnership, or investment opportunity. Sundara employs commercially reasonable physical, administrative, and technical safeguards, including encryption in transit, access controls limiting employee access, and regular security reviews. 8. How Long We Keep Your Information

We retain personal information only as long as necessary. Active prospect inquiries are typically retained for 36 months from the last contact. Completed transaction records are retained as required by TREC rules and tax law — generally a minimum of four years from closing. Information is deleted or anonymized after these periods.

9. Changes to This Policy

Sundara may update this Privacy Policy from time to time. Updated versions will appear on the Website with a revised effective date. Continued use of the Website after a change indicates your acceptance of it.
